Market Update - July 11th through the 18th

The market came back this week strong. We have 51 single family homes on the market in Oak Hill/Herndon. There were 10 new listings - one of which was a relist that has been on the market for 105 days. Two of the new homes are short sales/foreclosures. One of the new homes that is not a short sale or foreclosure - the one on Willow Glen - sold in 2006 for $770,000 and has come on the market at $749,000. It is listed at a big loss (close to $50,000) when you add in real estate costs in to sell. Market Update July 18th thru the 14th

The 20171 market continues to maintain itself. We have 50 single family homes for sale in Herndon/Oak Hill - one less than last week. We had 8 homes sell this week - one less than last week. See http://matrix.mris.com/Matrix/Public/Email.aspx?ID=32103801926  You can see by the price and the square footage of the house that well priced homes are selling in days to a few weeks. The Washington Post had an article apparently this weekend that said the market has turned. They are usually  several months behind in their reporting because they wait on the statistics published by the Northern Virginia Board that follows when homes actually go to closing. The market has been strong for awhile and, hopefully, it will continue. We had 7 new listings - which is less than last week so it may be harder this week for buyers to find the home they they want - which makes it better for sellers. Market Update July 3rd through the 10th

The market continues to slow down eventhough interest rates have adjusted downwards. I still think it has a lot to do with the Fourth of July in the middle of the weekend - affecting two weeks - but we will see as we head towards August. In Oak Hill, we have 53 homes for sale so an increase in number of single family homes for sale. They were on the market from 5 days to 195 days. So you can see the inventory is not disappearing as fast so the inventory is starting to increase. This week should show some improvement.

Market Update June 26th to July 3rd

We are continuing to see the market slow down but it is still doing very well.  The slow down could be a result of the 4th of July or just the summer. Our interest rates went lower this week so that should spark it up again. The inventory has crept back up to 50 active single family homes for sale in Oak Hill. There were 12 new listings - 2 of which were reissued listings. Check them out at http://matrix.mris.com/Matrix/Public/Email.aspx?ID=31716403516. We had 6 homes sell this week, 5 of them were on the market less than 30 days and the 6th one was on the market 99 days. See http://matrix.mris.com/Matrix/Public/Email.aspx?ID=31716030581. This is still showing that well priced homes in good to above average condition are selling in 14 days - so the key is to price your home well and get your condition up. Buyers do not want to move into a house where they have to do work - especially big ticket items. It would be great if the market continued at this pace through the summer.
