Market Update 11/8/08 to 11/14/08

The market continues to limp along. The inventory is remaining low at 69 single family homes for sale in 20171. There were 7 new listings - 2 of which were relisted homes. Only 1 home sold in the past 7 days - which is a continuation of the number of sales that we had the week before. I am still getting a lot of calls from buyers so there is activity on the market. I also am seeing quite a few people go through my listings during this past week. This kind of activity usually results in an increase in sales but it might be quiet until after Thanksgiving. In 2006, the market really picked up in December, so hopefully, we will see a repeat!

Market Update November 22 through the 29th

This week was not a week for real estate but a week for enjoying family. I hope everyone had a wonderful and safe Thanksgiving. The numbers this week reflect the Thanksgiving holiday. There are 69 homes on the market - relatively the same as has been in the past 2 months. 6 new homes came on the market but 3 of them were relisted homes and 4 of them were short sales or foreclosures. We did not sell any homes this week in Oak Hill/Herndon.  Hopefully the talk of the lower interest rates may spark better numbers for the upcoming Holidays. After that, the start of the new year and another Spring market.

Market Update November 14th through the 21st

The market continues to limp along with the economy. Overall, I think we are much better off than the rest of the country but we are still slow. There were 69 homes on the market - so no increase there - the good news. There were 8 new homes that came on the market. 3 were relisted homes and 3 were short sales or preforeclosures. Three homes sold this week - which sounds good until you look at them more closely. Two of the three homes were foreclosured homes and they were on the market 132 and 210 days. Thanksgiving week will probably be slow but hopefully we will pick up in December. After that we enter a new year and hopefully shake off the woes of this year.  Happy Thanksgiving!

Market Update October 31 to November 7th

The market continues to limp along. I am sure a lot of the focus this week was on the presidential elections. With the election outcome and a new president, maybe more people will be positive on the real estate market. I have definitely had an increase in buyer phone calls in the last 7 days - not sure if it had anything to do with the election - but definitely more than the previous 30 days. There continues this week to be 67 single family homes on the market in 20171 - still very low. There were 6 new listings - one of which is a preforeclosure short sale. We had only one sale this week - which is not good - but it was my listing - so I am pretty happy about it. Hopefully with the elections over, people will decide it is okay to buy. Market Update October 25th through October 31st

We have managed to limp through another week. The financial news seemed to be better out there this week. With a little more of the good news, maybe the buyers will feel more secure in their buying decision. I am hearing more and more from different sources that we may be at our bottom - time will tell - hindsight always works best in real estate. This week, the number of active single family dwellings is at 64. When the market was very hot, we had about 30 houses on the market and when the market tanked in 2006, we had 67 listings so you can see the inventory is getting very low. We had 6 new homes come on the market - none of which appear to be foreclosures or short sales. We had 2 homes sell - both of these were seller owned homes. One was on the market 6 days and the other was ont he market 51 days.
