It was a another big week for new listings. First week after Easter and we had 15 new listings come on the market in 20171 - definitely more competition for the sellers and more choices for the buyer. The inventory is now up to 78 - which is now starting to get to the 80 to 100 range which is a more normal inventory. It means the sellers will have to have their homes in tip top shape and well priced to sell their home with the increased competition out there. We had 6 homes sell this week - which is in the 6 to 8 range that we are seeing this Spring. One was a short sale (Greg Roy) and one was a foreclosure (Jeannie Anna) - which means only 4 seller sold home sold this past week.  If 36 homes sell each month (6X4), we have 2.25 months of inventory and a 2.25 month sell time for the average listing.  So if you want your home to sell in less that 2.25 months, the seller must do all the right things to get it to show well and have great curb appeal. The seller's price must be more attractive to the buyer than the competition so that the seller can attract an offer. If the seller is currently on the market, the seller should continue to improve their home if they are not getting a contract or lower their price to make their home more attractive to the buyer. Buyers look at your home differently than a seller since they have no emotional attachment to your home.  If you are a seller and are looking for guidance or information, I am happy to help.
