Market Update April 25th through May 1st

It was a good week for both buyers and sellers. We have 54 active listings on the market - still not much movement week to week on number of homes for sale. We had 11 new homes - none of which are foreclosures or short sales. http://matrix.mris.com/Matrix/Public/Email.aspx?ID=30595249884 to see the new homes this week. We sold 8 homes - none of which were foreclosures or short sales. One was sold at a loss to the seller. The one on Lazy Glen sold in 2/2007 for $440,000 and was on the sale this year $425,000. Market Update May 23rd through the 29th

Another great week for real estate for both the buyers and the sellers. There were 55 active single family homes in 20171/Oak Hill for sale. There were 9 new listings that came on the market - two of which were relisted. To see those, http://matrix.mris.com/Matrix/Public/Email.aspx?ID=31089334309 As you can see, our inventory is remaining stable and low because the homes that are coming on the market are being sold and keeping the inventory at these low numbers. There are very little, if any, foreclosures or short sales coming on the market - which is helping stabilize our market. It is looking better and better each week. I have a couple of great homes coming on the market with terrific back yards - they will be under "Coming Soon" in the next week - just got to get pictures without rain.

Market Update May 16th through the 22nd

Another great Spring week! The market continues to do well in Northern Virginia. The end of the Spring market is coming soon and we will see what the summer market has to offer. Hopefully, we will continue the sales as we have had in this last month to keep our market stabilized so that both buyers and sellers benefit. Buyers want to know that their investment will not go down right after they buy it. In Oak Hill/Herndon, there are 58 single family homes on the market. It looks like the inventory will continue to remain low through the year, making it tough for buyers to find good homes to buy. On well priced homes in great shape, the sellers are receiving multiple offers and some escalation clauses are being used. The first time since the early 2000s. Market Update May 8th through the 15th

The real estate market did great this week again. The inventory in Oak Hill/Herndon continues to stay in check and remains low at 57 single family homes ranging in a list price of $389,900 to $1,849,000 - as you can see - big range and not much in numbers. Nine homes sold http://matrix.mris.com/Matrix/Public/Email.aspx?ID=30833794473 . All of the homes were seller solds and no foreclosures or short sales. So overall, I think we are having a strong Spring market and I think buyers are having a hard time finding good homes that are properly priced. Market Update May 2nd through May 8th

The market did well again this week. The inventory of single family homes in Oak Hill/Herndon is at 60 - the same as last week. There were 12 new listings that came on the market - one of which was a relisted home. To see those, click http://matrix.mris.com/Matrix/Public/Email.aspx?ID=30706351126. None of the new homes listed were foreclosures or short sales. 10 homes sold this week - which is a great number of homes sold- showing a lot of strength in the market. To see those, click http://matrix.mris.com/Matrix/Public/Email.aspx?ID=30706406783. Two of the 10 were foreclosures sales. One was on Nestlewood and had sold in 2004 at 400,000 and was listed for 61 days and was at $349,000 when it got a contract. The other was on Elliott An and it looked like the owners had borrowed too much against it and ended up in foreclosure. It is definitely getting harder for buyers to find the right home. Hopefully, this trend will continue through the rest of the Spring Market. Enjoy the sunshine.
