The inventory continues to increase. We now have 53 single family homes on the market in Oak Hill/Herndon - up a net of 7 from last week. We had 7 sell homes sell this week - which is a less than last weeks number of 9 homes sold - so you can see why the inventory net increased this week. The homes ranged from 8 days on the market to two homes that were on the market over 300 days. The home on Calkins was listed originally over $600,000 and was listed at $549,000 when it sold. The owners had to do a lot of painting of neutral colors and updates to their home to sell it. They waited most of theyear before they actually made the changes, which they should have done up front. When I showed it, the home was very colorful and dated - which is a turnoff to buyers if their colors are not of the same taste. I would think that 15 new homes for one week may be our highest for this Spring but we will see. Prices still seem to be very strong for sellers since the inventory is so low.
