Well, the market is doing pretty well as expected as we get closer to the Holidays. We have 27 active single family homes on the market in OakHill 20171. Of those, 3 were new.  One was a foreclosure on New Concorde and the other was a short sale on Etruscan - so not much action in the actual seller new homes. Well, the market is being predictable. Yeah! We have 30 single family homes on the market in 20171 - very low but the same as last week. It will probably get lower as we go through December but my prediction is that we will see an increase in inventory starting in mid-January and we will see significantly more listings as we go through the first few months of the year. I have personally been on several listing appointments this month - many more than I have in Decembers gone by. December is usually very quiet - a great time to get Christmas shopping done. I also spoke to another agent that lists a lot of homes in Reston and she says that she has definitely been on a lot of listing appointments this month. I think sellers are feeling more comfortable with the market and the fact that prices are relatively stable. I think this will continue until we see the end of the government's home purchase incentive for first time buyers and move up buyers. When we did not have this incentive at the beginning of this year, we still had falling prices so we will have to see what happens in June when the incentive goes away. Right now, sellers who are thinking of selling - should take advantage of the current market. It is hard to time when to sell - very similar to trying to time when to sell in the stock market. The inventory continues to shrink. We are at a low of 32 single family homes for sale in Oak Hill/Herndon - down from 36 last week. As I had said in a previous blog, the market was in a frenzy when the inventory was at 30. I put a listing on the market 13 days ago. With my marketing and the internet advertising, they had approximately 50 people through the house in those 13 days - amazing amount of traffic. We did not have any new listings this week. Till after the Holidays, I think the number of new listings will be minimal. We had 4 homes sold - one of which was the one that I listed 13 days ago.
