Happy Day after Father's Day! You can see the market changing ever so slowly. The inventory is creeping up each week as less houses are selling each week. This is pretty normal for the summer months - school is out and it is hot out there to look for homes. There were 10 new homes that came on the market in Oak Hill/Herndon this week and there are 56 homes for sale - up from 50 last week. As the market changes, it will become more and more important for the seller to price their home correctly and to have as little for the buyer to object to or else they will just buy someone's home where the work has been done - buyer's like hassle free purchases. In working with sellers, sellers need to understand in order to sell their home that if they do not want to do the work; the buyer certainly does not want to do the work or spend their money unless you have priced your house significantly under market price.
