The market maintained itself this week on sales, but slipped a little more on inventory. There are now 62 single family homes for sale up from 56 last week and 50 the week before - a 10% net inventory increase - so you can see the inventory increasing as less homes are selling each week. More competition among sellers to price their home correctly and to have their home in "move in" condition and more home choices for buyers to choose from. As we see the market turn, it should go from the recent sellers market to a more balanced market, price and condition will drive this market - which is not a bad thing for those sellers who invest in upgrades for their home. Amazing enough, only one home sold under $600,000.
