Market Update November 14th through the 21th

The market is doing well for sellers and the buyers are having a hard time finding a home for themselves. The inventory of single family homes in 20171 is now at 35, which is 4 less than last week and 5 away from the all time low in 2005. There were 6 new homes on the market this week. Great news for the sellers, 6 homes sold this week - which is 4 more than last week - and none were short sales or foreclosures. I put a new listing on this week and the home had 20 showings in 2 days - that is pretty close to what was happening in 2005. I am sure 2005 is not returning but I do think that till more homes come on the market, buyers will be competing with each other on the homes that are very desirable. Market Update November 21st through the 28th

I think the market did well for a Holiday week. There are 36 single family homes on the market in Oak Hill/Herndon. Of those, 3 received contracts. There were 5 new listings, to see those http://mrislistings.mris.com/Matrix/Public/Portal.aspx?ID=34180992253. The one on New Parkland was a reissue so a net of 4 new listings. The one on Rock Spray is a new short sale.  I don't expect to see many more new homes as we go through the Holiday season. I do think the inventory is going to get even lower and will probably not see an increase until February ro March. I hope everyone had a safe Thanksgiving. Have a great week.

Market Update November 7th through the 14th

The news to extend the buyer credit to existing homeowners did not seem to have any effect this week on our numbers. There were 39 single family homes on the market in 20171 - still a very low number - making it very hard for buyers to buy the right home. There were 5 new homes. I think the upcoming Holidays are slowing the market - so we probably won't see any monumental changes until the new year. Hard to believe 2010 is around the corner. There were only 2 homes sold last week - so again, very slow week. One of the homes was on the market for 1 day while the other was on the market 186 days. Market Update October 31st through the November 6th

Well, I guess the  week before last was the week to sell your home if you wanted to get your home sold. The numbers this week are not as good. We have 41 single family homes for sale - which is still very low. There were 6 new homes that came on the market - 1 was a relist. We only had 2 homes sell this week and both of those were short sales - which is not an accurate picture of the market. Market Update October 24th through the 30th

Happy Halloween! Well, all I can say about the real estate market is that it is very unpredictable. After 2 very slow weeks for whatever reason that it was slow, we now had a great week and not sure why. I would much rather have weeks like this week. We have 39 single family homes for sale in Oak Hill/Herndon which is really low - we are getting down to the inventory numbers that we had in early 2000s when the market was hot. The good news is that we had 8 homes sell this week - great numbers. http://mrislistings.mris.com/Matrix/Public/Portal.aspx?k=524916XJRPL&p=DE-93506015-199 . Two were foreclosures but the rest were seller sold homes - great week for sellers. Most of the homes were on the market for awhile - over 30 days -  except the one I listed on Petersborough. It was on the market 6 days when it got a contract. It showed dated with a lot of the home's interior being original but the seller worked hard at decluttering and trimming all the overgrown plant life and he was rewarded for his efforts. We actually got about $25,000 more than a very similar home sold 3 months ago. It also was dated but the sellers had listed the home way too high and then it finally sold at a price that was really low after it had been on the market for 100 days. We are now officially starting to enter into the Holiday season so we will see what happens to real estate.
